June 2026 Market Update

June brought renewed momentum to housing markets across Massachusetts, New Hampshire, and Maine. While the number of new listings remained relatively consistent with May, buyers became noticeably more active, resulting in more pending sales and homes going under contract faster across nearly every market we track. From Essex County to southern New Hampshire and throughout Maine, the summer market is proving that well-priced homes continue to attract strong interest.

Here on the North Shore, the trend was especially noticeable. Homes in Essex County averaged just 15 days to receive an offer, down from 21 days in May, while the Merrimack Valley averaged only 14 days (down from 17 in May). Pending sales also increased throughout the region, a strong indication that buyers remain engaged despite today’s interest rate environment. At the same time, average sale prices remained steady, or even increased in some areas, highlighting the continued demand for quality homes.
