After several years of limited inventory and intense competition, New Hampshire’s housing market is beginning to settle into a healthier rhythm.
During the second quarter of 2026 Aluxety’s agents experienced that buyers found more homes to choose from while sellers continued to benefit from steady demand and resilient home values. Rather than signaling a slowdown, the latest data points to a market that’s becoming more balanced, giving both buyers and sellers greater confidence as they navigate their next move.
More Homes, More Opportunity
Spring is traditionally one of the busiest seasons in real estate, and this year was no exception. Between April and June, more than 8,200 homes were listed across New Hampshire, with active inventory climbing to just over 4,000 homes by the end of the quarter.
For buyers, that’s encouraging news.
The increase in inventory means more opportunities to compare homes, neighborhoods, and price points instead of feeling pressured to make an immediate decision. While competition remains healthy, buyers now have a bit more breathing room than they have in recent years.
That doesn’t mean homes are sitting on the market. Properties that are thoughtfully priced, well-presented, and located in desirable communities continue to attract strong interest and sell quickly.
Home Values Remain Resilient
One of the biggest questions many buyers and sellers have asked this year is whether increased inventory would lead to falling home prices.
So far, the answer has been no.
The average home sold for just over $601,000 during the second quarter, while the median sale price reached $510,000. Those figures reinforce what many real estate professionals have been seeing throughout the spring: buyer demand remains strong enough to support home values even as more listings become available.
In fact, nearly six out of every ten homes listed during the quarter found a buyer, demonstrating that motivated purchasers are continuing to move forward when the right property comes to market.
What This Means for Buyers
If you’ve been waiting for more choices, this may be one of the strongest buying environments New Hampshire has seen in several years.
More inventory gives buyers greater flexibility to compare homes and make informed decisions without feeling quite as rushed. At the same time, it’s important to remember that the best homes are still selling quickly. Being pre-approved, understanding your budget, and being prepared to act when the right property becomes available can still make all the difference.
What This Means for Sellers
While buyers have gained more options, sellers continue to benefit from a healthy and active market.
Today’s buyers are simply more selective than they were when inventory reached historic lows. Pricing your home strategically, preparing it to show at its best, and investing in professional marketing have become increasingly important as buyers compare multiple properties before making a decision.
Well-maintained, competitively priced homes continue to stand out and attract serious buyers.
Looking Ahead
The second quarter suggests New Hampshire’s housing market is moving toward greater balance without losing the momentum that has defined it over the past several years.
More inventory is creating additional opportunities for buyers while continued demand is helping support home values for sellers. It’s a positive shift that allows both sides of the transaction to make decisions with greater confidence.
