The statewide data from the second quarter of 2026 supports what many of our agents are experiencing firsthand, buyers have more inventory to choose from, while well-prepared listings continue to generate strong interest.

One of the biggest changes this quarter has been the continued growth in housing inventory. After several years of historically limited supply, buyers are beginning to see more options across many Massachusetts communities.
Compared to the second quarter of 2025, active listing inventory increased by 461 homes, rising from 6,236 to 6,697. New listings also climbed by almost a thousand homes from 17,195 to 18,251, indicating that more homeowners chose to list their properties this spring.

While inventory has improved, we’re not seeing widespread price reductions across the market. The average list price dipped modestly from $1.49 million to $1.45 million, suggesting the market is continuing to normalize rather than experiencing a significant decline. For buyers, this may provide a bit more flexibility, while sellers continue to benefit from healthy home values.

Our agents continue to see motivated buyers entering the market, particularly when well-maintained homes are priced competitively. Pending sales increased from 13,587 to 14,365 during the second quarter, reinforcing that demand across Massachusetts remains healthy despite the growing inventory.

Months’ supply of inventory also rose slightly from 1.95 to 2.07 months, another indication that the market is gradually moving toward a more balanced environment. While sellers still hold an advantage in many communities, buyers are beginning to enjoy more choices than they’ve had in recent years.

One metric that remained remarkably consistent was average days on market, which moved from 65 days last year to 64 days this quarter. While that change is modest, it suggests that today’s market is operating at a healthy, sustainable pace rather than swinging dramatically toward buyers or sellers. From our experience, homes that are thoughtfully priced, professionally marketed, and move-in ready continue to outperform the broader averages.
